The Housing Finance Corporation provides £250m facility to support Notting Hill Genesis’ continued investment in homes and communities
Supporting investment in existing housing stock across London and development of new homes
The Housing Finance Corporation, the UK’s leading affordable housing aggregator, has completed a £250 million instalment fee facility for Notting Hill Genesis (NHG), supporting the housing association’s liquidity as it continues to invest in its existing housing stock across London and develop new homes.
A long-standing client of The Housing Finance Corporation for more than 30 years, NHG has maintained its partnership throughout its evolution. Today, NHG is one of London’s largest housing associations, with more than 60,000 homes, providing housing and services to around 130,000 residents across the capital. NHG is focused on improving the quality of existing homes and services while continuing to deliver new affordable housing, helping more people make London home.
The facility will help ensure NHG maintains investment in the quality and sustainability of existing homes, as well as delivering new affordable housing.
The transaction was structured through Social Housing Finance 2 Plc*. This forms part of The Housing Finance Corporation’s new multi vehicle funding structure, which broadens access to capital markets for housing associations across the UK. It also enables a wider range of organisations to secure funding that meets their needs and supports future investment in affordable housing, while creating new opportunities for institutional investors to participate.
NHG have adopted Housing Finance Trustee Ltd as Security Trustee**. The structure provides greater flexibility in managing security assets, reduces operational complexity and removes the need for repeated charging exercises when properties are reallocated between lending entities.
Ken Youngman, Interim CFO at Notting Hill Genesis said: “As a long-standing partner, The Housing Finance Corporation understands our ambitions and the challenges facing the sector. This funding provides additional flexibility as we continue to deliver for our residents and communities. The facility strengthens our liquidity position and supports our wider Treasury Strategy.”
Gavin Richards, Relationship Director at The Housing Finance Corporation said: “Access to the right finance can make a real difference to housing associations and the communities they serve. This facility gives Notting Hill Genesis additional flexibility to meet its funding requirements and improve homes and services. Providing finance with impact is about supporting organisations to deliver tangible benefits for residents and the long-term sustainability of affordable housing.”

Notes to Editors
*Announced in April, The Housing Finance Corporation’s new multi-vehicle funding structure broadens access to capital markets for housing associations across the UK. It provides a more flexible way to raise finance, enabling a wider range of organisations to secure funding that meets their needs and supports future investment in affordable housing, while creating new opportunities for institutional investors to participate. Social Housing Finance 2 Plc is anticipated to support borrowers who initially have enhanced support or structuring needs, for example where regulatory gradings are not yet aligned with our core programme requirements at the point of inclusion in the vehicle.

About Notting Hill Genesis
A home provides the basis for a stable and healthy society, but London’s housing crisis means that for too many Londoners, a home is out of reach. We’re a not-for-profit organisation providing quality London homes at below-market rents for people that would otherwise struggle to afford them. We are both a landlord and developer, with more than 60,000 homes and a well-established commercial business, from which we reinvest the surplus to subsidise more affordable homes and rents across the capital.
Founded in the 1960s to address slum conditions in west London, we’re now one of London’s largest charitable housing associations and a leading advocate and trusted partner to local councils and government, giving Londoners a base and community from which to achieve their potential.
Powered by £770 million of investment through our Better Together strategy, we’re on a mission to improve how we deliver even better-quality homes, connections and places for our 130,000 existing residents, while continuing to build and develop new and more affordable homes, so that more people can continue to make London home.
